Frequently asked questions
Ask us
What does it cost to sell my property with Woide Immobilien?
As a seller you usually have no upfront costs. Valuation, exposé, photos and marketing are included. Under German law the commission is split fairly between buyer and seller and is only due once the notarised contract is signed.
How long does a property sale take?
With realistic pricing and complete documents, we sell most properties within 6 to 12 weeks. From the contract to handover typically takes another 4 to 8 weeks.
Is the property valuation really free?
Yes. We visit your property, analyse comparable prices and the regional market and give you a well-founded market price – free and without obligation.
Which documents do I need to sell?
Key documents are the land register extract, energy certificate, floor plans, living space calculation and cadastral map, plus for apartments the declaration of division and owners' meeting minutes. We are happy to obtain missing documents for you.
What additional costs apply when buying?
In North Rhine-Westphalia: real estate transfer tax (6.5%), notary and land registry fees (approx. 1.5–2%) and, where applicable, the agent's commission (3.57% incl. VAT). In total, plan for about 11–12% of the purchase price.
How does the referral reward work?
Do you know someone who wants to sell their property? Pass us the tip with the owner's consent. If the sale is notarised, you receive a referral reward of up to €1,000.
Can I view properties virtually?
Yes. For many properties we offer video viewings or 360° tours – ideal for buyers from outside the region.
What if I want to sell an inherited property?
We discreetly support communities of heirs and coordinate the certificate of inheritance, land register correction and agreement between all heirs. On request we also organise clearance through partner companies.
